Please follow these instructions so that we may process your application as quickly and efficiently as possible:
1. APPLICATION FEE: Each applicant 18 years
or older must pay a $25 NON-REFUNDABLE application fee payable to Krone & Bushard, INC. by cashier’s check or money order only (personal checks, cash and
credit cards will not be accepted).
The fee is required prior to processing and will cover administrative
fees, including but not limited to performing a credit check on each
applicant. (If we receive your
application after we have already accepted another tenant, we will not process
it and we will return your application fee to you). The application fee may be mailed, dropped
off at our office in person, placed through our mail slot, or given to the
on-site property manager. Our address
and fax number appear below and on the application. If an application is faxed, it will not be
processed until the applicatoin fee has been received
in our office.
2. APPROVAL PROCESS: Typically, applications are
approved based on the following:
n Credit History: Provided by a major credit bureau.
n Lease Terms: Move in date requested, presence of pets,
move-in requests, etc.
n Income: Verifiable & stable.
n Prior Tenancy: Current &
previous landlords or home ownership payment history, and duration of prior
occupancy.
All applications are reviewed by the property manager who makes the decision. Applications are approved by qualifications rather than on a “first come, first served” basis. Typical processing time is 2-3 business days but is often extended when applications are incomplete or when awaiting return calls. If your application is not approved, you may request details by submitting a written request to our office. No approval is based on Race, Color, Religion, Sex, Handicap, Family Status, National Origin, or any other protected class under the rules of fair housing. Ages of additional occupants are necessary for determining if they must complete an application and for lease preparation.

therewith. Landlord hereby grants the
undersigned the option to rent said property in return for payment of
$__________ which will be hereby credited to the first months rent if applicant
is accepted as a resident, or returned if the applicant is not accepted as a
resident.
It
is understood that said amount is separate and distinct from any sum paid to
the landlord for any verification of the rental application.
If
the applicant is accepted as a resident and subsequently does not move in on
the starting date for tenancy, the amount received is hereby acknowledged as
liquidated damages for non-performance and will be forfeited by the applicant
as compensation for holding the apartment off the rental market. A Per Diem of
said rental rate for the residence will be deducted from said deposit for the
number of days the rental was held off the market. Krone
& Bushard, Inc. shall be entitled to retain
reasonable administrative fees and advertising expenses associated with
re-marketing the premises.
I
hereby authorize KRONE & BUSHARD, INC. or its agents to verify the above
information by checking with any and all available sources. I understand the $25.00 fee for verifying
this rental application is not a deposit and will not be applied to future rent,
or refunded even if my application to rent is declined.
